Luxembourg, officially the Grand Duchy of Luxembourg, is asmall landlocked country in Western Europe, bordered by Belgium, France, andGermany.  It has a marine westcoast climate, marked by high precipitation, particularly in late summer. Luxembourghas a population of fewer than half a million people in an area ofapproximately 2,586 square kilometers (999 sq mi).

Luxembourg is a parliamentary representative democracy witha constitutional monarch, ruled by a Grand Duke. It is the worlds onlyremaining sovereign Grand Duchy. The country has a highly developed economy,with the second highest Gross Domestic Product per capita in the world (U.S.Central Intelligence Agency 2007 est.). Luxembourg is a founding member of theEuropean Union, NATO, the United Nations, Benelux, and the Western EuropeanUnion, reflecting the political consensus in favor of economic, political, andmilitary integration. The city of Luxembourg, the capital and largest city, isthe seat of several institutions and agencies of the European Union.

Annually, over 10,000 new immigrants arrive in Luxembourg,mostly from EU states, as well and Eastern Europe. As of 2000, there were162,000 immigrants in Luxembourg, accounting for 37% of the total population.There were an estimated 5,000 undocumented immigrants, including asylumseekers, in Luxembourg as of 1999.

This stable, high-income economy - benefiting from itsproximity to France, Belgium, and Germany - features solid growth, lowinflation, and low unemployment. The industrial sector, initially dominated bysteel, has become increasingly diversified to include chemicals, rubber, andother products. Growth in the financial sector, which now accounts for about28% of GDP, has more than compensated for the decline in steel. Most banks areforeign owned and have extensive foreign dealings. Luxembourg is the world'ssecond largest investment fund center (after the USA), the most importantprivate banking center in the Eurozone and Europe's leading center forreinsurance companies. Moreover, the Luxembourgish government has tried toattract internet start-ups. Skype, Jajah and eBay are only a few of the manyinternet companies that have shifted their local or global headquarters toLuxembourg. Agriculture is based on small family-owned farms. The economydepends on foreign and cross-border workers for about 60% of its labor force.

Luxembourg has a wide range of customized investmentincentives specifically for new ventures to the principality. This includes theoffer of land with favorable conditions at one of the country's municipalbusiness parks or national industrial parks which are equipped with theinfrastructure necessary to support a successful business.

The real estate industry is unregulated in Luxembourg, with no training or license required to become an agent and no laws regulating the profession. "For Sale" signs are rarely used an there is minimal inter-agency cooperation (co-broke sales).
